Cash: $800
A property is being purchased with cash or hard money, no financing contingency
Subto: $1,000
A property is purchased with the seller’s existing lien(s) staying in place with the buyer continuing payments on behalf of the seller, while making title and ownership.
Seller Finance: $1,000
A property owned free and clear, with the seller acting as the bank to “carry” the loan for a new buyer
Hybrid: $1,000
A property is purchased with the seller’s lien(s) staying in place AND all or a portion of the seller’s equity is held as a second position lien, a“hybrid” of seller carry and SubTo.
Wrap: $1,200
This type of transaction usually occurs after an investor has bought a non cash flowing property and they need to build in their own equity. The investor buys the property subject to the original seller’s loan and then “wraps” that loan into a new loan that they have built their own equity into for an end buyer to purchase the property.
Novation: $1,200
This agreement is often used when a seller has a desire to profit from a renovation on their home but they do not have the means to do so. The investor will then partner with the seller to renovate the house and share profits on the sale.
PML: $1,000
The process of loaning money for long term secured funding
Gator: $1,000
The process of loaning money for short term transactional funding, or EMD
Servicing Setup: $1,200
For an easy transition, let us set up servicing with a third party company that offers autopay (Servicing agency fees are not included)
Post Close Services: $1,200
We can assist with setting up the Mortgage Portal, POA upload, Insurance, HOA Transfer, etc.
Utilities Setup: $800
Transferring over all your utilities for your new property
Other fees may apply depending on the transaction type.
If your file requires a rush, there will be a rush fee in connection with your timeline.
We require a 50% non-refundable deposit.

Work on your file will not begin until the Service Agreement & Deposit are made.
